In terms of structural engineering, which was provided by Obermeyer Helika, the upper structure is supported by cast-in-place wall beams. The structure is further complicated by the atypical trapezoidal windows and rounded corners, which require careful planning of the transfer of horizontal stresses in the reinforcement. The use of 3D technology for the entire project, including all technologies, is also a significant factor. This approach ensures better collaboration during the design phase and during construction itself, facilitating coordination between contractors.
The apartments are designed with maximum comfort for residents in mind - heat recovery ventilation, modern underfloor heating and acoustic windows are standard. Most of the apartments are ready for the installation of external blinds, which provide protection against thermal influences, and the apartments on the upper floors will be equipped with air conditioning as a basic feature.
To ensure acoustic comfort, the elevator shafts are designed as a "shaft within a shaft" and the surfaces in the building, including the stair landings, are designed to limit footfall noise. The building and underground garages are divided into fire compartments with electric fire alarms to control fire protection features, including roller shutters in the garages and forced ventilation of protected escape routes. The garages are also equipped with operational ventilation, which will automatically switch to emergency mode in the event of higher CO concentrations.
The project also focuses on connecting with nature, which is particularly important on the former industrial site. The proposed greenery will cover an area of 5 340 m², including green roofs with extensive or intensive vegetation. Climbing plants on a rope system will decorate the facades and community gardens will be created in the inner areas. Irrigation of these gardens will be provided by rainwater, which will be captured in four new retention basins.
